摘要

Abstract

This paper conducts statistical analysis of Hefei market conditions in recent years and supply and demand situation of commercial housing, using non-equilibrium theory model and the laws of supply and demand to analyze balance of supply and demand, in order to determine the quantitative or qualitative relationship between these factors and price fluctuations of real estate. Considering the factors influencing effective demand and supply, the two element linear regression model is established, which could visually work out the effective demand and predict more precisely the development law of the real estate market.
