上海自贸区对周边住房价格的空间影响效应分析
The spatial impacts of the Shanghai Pilot Free Trade Zone on the peripheral residential housing prices

Abstract
The Shanghai Free Trade Zone (FTZ) has been highlighted as a signiifcant measure by the new council of the central government, marking an era of reform and opening up. In this article, the authors conduct an empirical analysis of the temporal and spatial effects of the Shanghai Free Trade Zone on the residential housing prices, using the Hedonic price model and the multiple regression analysis method. The results are as folows: (1) There is a remarkable spatial disparity in the inlfuence of the Shanghai Free Trade Zone on the price of the surrounding housing. The maximum impact range of the Shanghai Pudong Airport, within the bonded logistics park, on the price of the surrounding property is 13.08 km,while that of the Waigaoqiao FTZ and the Yangshan Bonded Port area are 2.59 km and 4.14 km, respectively. (2) The six housing characteristics, including the age of the house, the degree of upkeep, the condition of the living areas and the bathrooms, and the distance of the residential area from the Shanghai Free Trade Zone, are the main factors affecting the housing prices.关键词
