Abstract

By using the methods of research and economic analysis, this paper focuses on market supply and demand mechanism with regard to the re-development of village and town construction land. Speciifcally, it analyses both driving factors of supply such as macro-control policies on land and the incomes of the entities, as well as driving factors of demand that involve population, village and town industrial structure, and urbanization. On this basis, this paper introduces the role of the mechanism of supply and demand in adjusting land market;and points out the reasons that may be the cause of market failure. As a result, this paper has found that the key issue for resolving the conlfict between people and land is by means of tapping stock construction land tosatisfy the development requirements of social economy. On the other hand, as the limited number of urban construction land, the re-development of village and town construction land is an effective way to solve this contradiction. In maintaining a commitment to rational allocation of land resources, this paper argues that the things we must do is to make the transfer mechanism of rural collective construction land conform to the standard; optimize transfer pattern to improve the efifciency; and balance the interests of all respects.
