Preliminary Research on Purchase Yearly Method
摘要
Abstract
Purchase yearly method is an early manifestation of the income approach, also the predecessor of the annual output value by law of multiple. In time of Republic of China, it was the main method of rural land price calculation, with obtaining the price by the product of the rent and years, and the price represents the equivalent of rent in how many years. Two methods are in the same form of expression, which are purchase yearly method and the current annual output value multiple method, but there are essential differences in results obtained: the result of the former one derived from the market price, while the latter one derived from non-market prices. It need to establish a market economy to adapt to the market price calculation system in land requisition compensation in China, and purchase yearly method as a scientiifc and practical approach is a good choice.关键词
