GFCM商品住宅价格确定方法--以城市新开发区域商品住宅价格为例
Method of Pricing Commercial Housing on GFCM---Taking the Price of Commercial Housing in the New Development Area of the City as an Example

Abstract
Price is the most powerful factor in the market,the price adjustment is the most direct way to adjust the market. Under the condition of market economy,the commodity residential house price adjustment is the most direct and effective way to adapt to the market changes. In the context of the overall weakness of the commodity housing market,the development of new commercial housing projects in the city to develop a scientific and reasonable price is very important for enterprises. The current lack of domestic competition under the new development area for new residential projects pricing method,according to the actual market conditions,we select the market comparison method as chief source to improve the traditional market comparison method by introducing rough sets theory, grey theory,fuzzy clustering analysis,and establish the market comparison approach model based on grey fuzzy clustering analysis. Finally,we take a Yongjingxian commodity residence project in the Harbin western development zone as the example to verify evaluation model. Comparing the method and the traditional market comparison method,we test the accuracy of the model.关键词
