轨道交通沿线房地产增值效益——以福州市地铁一号线为例
Value-added Benefit of Real Estate Along Metro Line—A Case Study of Metro Line 1 in Fuzhou City
摘要
Abstract
Taking the transit line 1 in Fuzhou City as an example, the value-added effect on the real estate along it is discussed. Assume that urban residents will make a trade-off between the travel cost and the housing cost which based on Alonso residential location theory. By taking the impact factors such as economic, time and comfort into individual choice model, calculating out the generalized trav-el cost difference before and after the operation of transit line, thus forecasting the price of real estate along Fuzhou transit line 1 in the improved real estate value-added prediction models. From the pre-diction results, the operation of Fuzhou transit line 1 indeed has an value-added effect on the real es-tate along it, and in a certain range, the longer is the distance from the city center, the greater is the value-added effect on the surrounding real estate.关键词
