Analysis and evaluation of influencing factors of residential satisfation of public housing residents: A case study on low-rent housing and public rental house in Beijing

Abstract
Improving residential satisfaction of the rental housing and perfecting housing policy is a generally interesting problem for the people of all circles.Through the empirical analysis,this paper analyzes affordable housing residence satisfaction factors and analysis model based on Beijing's lowrent housing and public rental house.The paper designs a questionnaire to explore the influence of affordable housing,housing conditions,community situation,residents' policy,residents' psychology on affordable housing.Based on the data from Beijing's eight low-rent housing and public rental communities' survey,this paper utilizes the SPSS19.0 and Gray Comprehensive Evaluation Method to calculate and analyze residential satisfaction of the rental housing.Through the analysis,the conclusion is as follows.When being asked the satisfaction level of the affordable housing in Beijing,the majority of the residents said "quite satisfied".In general,satisfaction of low-rent housing is higher than that of public housing.Satisfaction level of quality of housing,housing sound insulation effect and social perception remain at the middle-low level.关键词
