Abstract
This research focuses on the regeneration implementations of the historic districts shaped by single-story housing in the old city of Beijing, excluding registered historic buildings. As profit-oriented real estate development being the main implementation mechanism of old city regeneration, the old city undergoes through large-scale development which weakens the historic characteristics, and at the same time, faces some deep contradictions mainly composed of the complexity and fragment of property rights. Based on the analysis of the capital city's expectations towards the old city of Beijing, the history of inner city building management from Qing Dynasty, and the influence of property privatization and market-oriented private construction rights, this article proposes a preliminary regeneration framework focusing on government driven historic cultural cities conservations. The framework includes long-term achievements, government-owned coordinated operations, clarifying property right relations, and establishing management mechanism to promote the property integrity.关键词
