基于特征价格模型的商品住宅价格影响因素研究——以银川市为例OACHSSCDCSTPCD
Research on Influencing Factors of Commodity Housing Price Based on Hedonic Price Model——Taking Yinchuan as An Example
研究住宅价格的影响因素对政府决策、消费者理性购房具有重要参考意义.以银川市2014年1-12月的商品住宅价格为基础,构建特征价格模型,从价格弹性的视角,对银川市商品住宅房价影响因素进行研究.结果表明,距离商业中心的远近是影响银川市商品住宅价格的主要因素;医疗配套、物业管理费用等要素也是影响住宅价格的重要因素,其中物业管理费是最大因素,在其他因素不变的情况下,物业管理费每增加1元,商品住宅的价格就上涨549.997元.特征价格模型是研究住宅价格因素较好的方法.
The article is about the great reference significance of housing price's influencing factor on government decision-making and consumers' rational house purchasing.It studies the influencing factor of commodity housing price in Yinchuan from the aspects of price elasticity by building the hedonic price model on the basis of commercial housing price data in Yinchuan from January to December in 2014.The result shows that,the principal factor to influence the pr…查看全部>>
