基于特征价格模型的商品住宅价格影响因素研究——以银川市为例
Research on Influencing Factors of Commodity Housing Price Based on Hedonic Price Model——Taking Yinchuan as An Example
摘要
Abstract
The article is about the great reference significance of housing price's influencing factor on government decision-making and consumers' rational house purchasing.It studies the influencing factor of commodity housing price in Yinchuan from the aspects of price elasticity by building the hedonic price model on the basis of commercial housing price data in Yinchuan from January to December in 2014.The result shows that,the principal factor to influence the price of commercial residence is the distance between the commodity housing and the commercial center;The factors,such as healthcare infrastructure,cost of estate management,are important factors to influence the price of commercial residence,of which the cost of estate management is the vital element to affect the price elasticity of commercial housing in Yinchuan.The price of commercial housing will rise RMB 549.997 under the circumstance that other factors unchanged.The hedonic price model is scientific method for researching the residence price elements.关键词
