铁路企业开展基础设施公募REITs的研究初探
Preliminary Study on Railway Enterprises'Implementation of Public Offering of REITs in Infrastructure Field
摘要
Abstract
In recent years,the development of the entity industry urgently needs capital support.How to obtain low-cost financing to achieve bailout and efficiency improvement is an urgent problem that needs to be solved at present.Debt financing and equity financing are the two main financing channels in the financial market.Loans to financial institutions,issuance of stocks,establishment of funds,and issuance of bonds are commonly used financing tools.The issuance of the Notice on Promoting the Pilot Project of Real Estate Investment Trusts(REITs)in the Infrastructure Field has promoted the development of the infrastructure industry.This paper introduced the development status of REITs in China and abroad,as well as the process of issuance and operation,participants,and key issues of issuance and operation of public offering of REITs in the infrastructure field of the railway industry.According to the actual situation of the railway enterprises,this paper discussed the practical significance of issuing the public offering of REITs in the infrastructure field,as one of the main ways to explore the capitalization,stocklization,and securitization of railway assets,for the railway industry.In addition,this paper discussed the obstacles existing in the current issuance and the expectations for the future development of railway enterprises.关键词
