城市轨道交通对容积率影响的定量分析OA北大核心

Quantitative Analysis of the Influence of Urban Rail Transit on Floor Area Ratio:A Case Study of Tokyo

以东京为例研究城市轨道交通对容积率影响的定量关系,可为我国城市轨道交通站区土地资源的合理配置与优化利用提供指导依据.选取区位、建筑类型、到车站距离、地价作为影响地块容积率的因素,并构建了带交互项的线性回归模型进行分析.p值检验结果表明带交互项模型更适用.研究显示"到车站距离"对商业建筑容积率的影响大于居住建筑,商业建筑"核心区"与"到车站距离"间交互影响程度最大,居住建筑"市区"与"到车站距离"间交互影响程度大于郊区.研究结果为调整国内城市轨道交通站区商业建筑物布局,优化城市核心区轨道交通站点周边商业建筑物容积率及调控城市市区与郊区轨道交通站点周边居住建筑物差异化规划提供依据.

The quantitative relationship between the influence of urban rail transit on floor area ratio was studied by taking Tokyo as an example,which can provide a guiding basis for the rational allocation and optimal utilization of land resources in urban rail transit station areas in China.Location,building type,distance to stations,and land price were selected as the factors affecting the floor area ratio,and a linear regression model with interaction terms was built to analyze the relationship.The p-value test shows that the model with interaction terms is more applicable.The results show that the influence of distance to station on the floor area ratio of commercial buildings is greater than that of residential buildings.The interaction between the core area and the distance to the stations of commercial buildings is the greatest.The interaction between urban areas and the distance to stations of residential buildings is greater than that of suburbs.The results of this study provide a basis for adjusting the layout of commercial buildings in the station areas of urban rail transit in China,optimizing the floor area ratio of commercial buildings around the rail transit stations in urban core areas,and regulating the differential planning of residential buildings around urban and suburban rail transit stations.
