Abstract
The renewal of low-efficiency industrial land in stock is a hot topic in the current development context and holds great significance for promoting high-quality development.Taking Deyang Economic and Technological Development Zone as an example,the paper analyzed the difficulties,problems,and dilemmas faced in the renewal of industrial land.From the perspective of property rights theory,it proposes that the mechanism of renewal lies in the reduction of transaction costs associated with property rights during the re-adjustment of land use rights and the game and rebalancing among multiple stakeholders.By formulating renewal strategies and combining practical cases,the paper explores various implementation paths for renewal and puts forward suggestions for institutional adjustments and improvements,as well as the government's core leading role throughout the process.关键词
