"Filtering"and"Transition":Stratification of Renting and the Settlement Intention of Floating Population
摘要
Abstract
The floating population is the main demand group of housing rental in China,and the characteristics of housing rental have an important impact on the floating population's settlement intention.Based on the dynamic monitoring data of floating population,this pa-per uses logit model and intermediary effect model to empirically test the influence of rental stratification on the settlement intention of floating population and its mechanism.The research shows that:(1)the housing rental market has a"filtering"or"transition"effect on the floating population,that is,the floating population who rents public housing is more inclined to rent in the transition place,and their settlement intention is stronger,and living in the area of the neighborhood committee is second,and the floating population living in the area of the village committee has a negative impact on their settlement intention;(2)The social integration of the floating popu-lation plays an intermediary role in the influence of housing stratification on the settlement intention.The floating population who rents public housing has a higher degree of social integration and a stronger settlement intention;(3)Heterogeneity analysis results show that the"transition"effect of public rental housing on the floating population becomes more significant with the increase of urban scale,that is,the provision of public rental housing in big cities can enable the floating population to integrate and stay,while the rental housing in the areas of village committees has a"filtering"effect on the floating population in cities of different sizes.关键词
