基于三方演化博弈的老旧小区改造"自循环"模式研究
Self-circulating mode of old residential community renovation based on three-party evolutionary game theory
摘要
Abstract
[Purpose]To alleviate the financial pressure of the government in the renovation project of old residential communities and construct a self-circulating model,this paper transformed public resources into economic benefits through community property management operations and injected them into the renovation fund to accelerate the renovation,achieving an improvement in both the quality of residents'lives and the urban quality.[Methods]A game model involving the government,property management,and residents was constructed.Based on the evolutionary game theory,the strategic choices,benefits,and cost parameters of each party were set to simulate different scenarios,and the impacts of factors such as the government's penalty intensity on property management,residents'additional benefits,the loss of property management's social reputation,and residents'refusal to pay property management fees on the self-circulating mode were analyzed.[Findings]The government's adoption of incentive strategies can not only effectively promote the renovation of old residential communities but also enhance the government's credibility.The active participation of property management in the self-circulating mode is crucial for promoting the renovation of old residential communities and plays a role in coordinating public resources during the renovation and advancing the renovation process.The cooperative attitude of residents is closely related to the expected renovation effects and quality they hope to obtain.[Conclusions]To make the government incentive policies take effect,it is necessary to balance the incentive costs and tax reductions.Property management also needs to weigh the costs of active participation against the loss of social reputation.The cooperation of residents is affected by multiple factors such as the costs of cooperation and additional benefits.关键词
