安徽省房地产数字化水平的时空格局及影响因素研究
Spatiotemporal Pattern and Influencing Factors of Real Estate Digitalization Level in Anhui Province

Abstract
This study utilizes panel data from 16 prefecture-level cities in Anhui Province from 2013 to 2022 to construct an evaluation index system and an influencing factor model for the digitalization level of the real estate sector in Anhui Province.The methodology employed in this study incorporates the entropy method,natural breaks method,and geographical detector to analyze the spatial pattern and influencing factors of real estate digitalization.The findings reveal that the overall digitalization level of the real estate sector in Anhui Province has shown a fluctuating upward trend from 2013 to 2022,with significant room for improvement in digital investment and innovation-driven capabilities.Spatially,the digitalization level demonstrates pronounced heterogeneity across regions,manifesting an uneven distribution with a"hub-and-spoke"pattern radiating outward from Hefei.The core factors influencing the digital level of real estate in Anhui Province are research and development intensity,digital infrastructure,technological innovation ability,human capital level,export dependence and government intervention.All factor interactions demonstrate bivariate enhancement effects,with no independent single-factor influences observed.关键词
