Spatial Differentiation Effects of Rail Transit Accessibility on Rental Housing Affordability in Tianjin Based on MGWR Model

Abstract
Under the construction background of"youth-friendly cities"in China,affordable housing and convenience mobility have become important support functions of urban rail transit.The existing research mainly focuses on the effect of adjacent rail transit on rental housing prices from the perspective of the economy,while the more refined direct and indirect differentiation effects of rail transit on rental housing prices along the rail line from the perspectives of fairness and development are still unclear.Taking Tianjin as an example,this paper studied the spatial differentiation of rail transit accessibility to housing affordability by employing the rental price data on the ke.com and Amap point of interest(POI)data based on the ordinary least squares(OLS)and multi-scale geographically weighted regression(MGWR)models.The results show that there is a difference in the influence of distance from the rail transit stations on the rental price,which shows a monotonic decreasing law in the range of 0~400 m,an inverted U-shaped law in the range of 400~800 m,and a minimum premium in the range of 200~400 m.When the vehicles start from the stations,the premium effect of public service facilities in different directions varies,and the sensitivity to rail transit accessibility is different.The housing affordability along the rail transit is gradually reduced by the accessibility of the location and neighborhood factors of cities.This paper established a two-dimensional geographical spatial research framework between housing accessibility and affordability based on urban rail transit,providing references for the youth-friendly housing policy formulation and high-quality life circle layout of rail transit.关键词
