The Boundary of Taste:An Analysis of the Consumption Evaluation Mechanism of Housing

Abstract
Currently,the housing demand of urban residents has shifted from"having a house to live in"to"living in good houses",and"good houses"have become a new track for the development of the real estate market.Factors that influence the house purchase in its evaluation are worth studying.This article uses the 2019 Beijing Survey Data on the living conditions of residents in mega cities to analyze the decision-making mechanism of housing consumption evaluation for urban residents in Beijing.The study has found that the evaluation logic for buying and renting houses is different.The evaluation criteria for housing by the homeowner group are based on market value,and there is no taste difference in different socioeconomic status.The housing evaluation of the rental group is significantly influenced by both market value and cultural capital,while different levels of education have significant impacts on personal housing evaluation.The secondary education group has a significantly lower rating of existing housing due to their mismatch between demand and ability.Therefore,in housing comsumption,culture not only has a segregation effect,but also a masking effect.The discovery of"cultural failure"in the housing market has corrected the theoretical boundary of Bourdieu's"cultural segregation"theory,revealing the"masking effect"of economic capital on cultural capital under the"taste pricing"mechanism in the high price threshold consumption field,and proposing another logic of how cultural capital affects consumption differentiation.From a policy perspective,the determining factor for house purchase is economic capital rather than cultural taste,and good houses must consider the purchasing power of the public.In the rental market where the deal is affected by both economic and taste capitals,policy attention should be paid to meeting the housing needs of groups with higher cultural capital and lower economic capital.关键词
