Abstract
By analyzing the challenges of revitalizing and utilizing existing buildings and the implementation pathways of the"Investment-Construction-Operation(ICO)"model,this paper identifies the challenges related to regulatory applicability,economic feasibility,and contextual continuity during the investment,construction,and operation phases.Drawing on our company's practical experience with the ICO model,this study explores the establishment of a risk-sharing and benefit-sharing financial support system.During the construction phase,our company leverages its professional expertise to implement comprehensive and whole-process project management,with project management taking the lead and investment control serving as the core focus,covering aspects such as quality,schedule,safety,and cost.Furthermore,guided by value engineering principles,we strictly control project renovation costs through multi-scheme economic comparisons and other methods.By integrating operation-oriented investment attraction at an early stage,we reduce cost waste resulting from secondary demolition and renovation.This approach provides critical pathway support for the latter phase of urbanization and represents a bold exploration for design enterprises seeking transformation and upgrading in a stock-based market.It involves keeping pace with the times to explore new business models and profit growth points,thereby building core competitiveness in the stock era.关键词
