Assessment of the Impact of Old Neighborhood Renovation on Housing Prices:Taking Hangzhou Gongshu District as an Example

Abstract
Old neighborhood renovation is a major people's livelihood and development project,which improves the living environment and infrastructure in order to enhance the residents' sense of access and well-being,and the economic effects generated by the implementation of the old neighborhood renovation project are yet to be discussed.Taking Xiyuan Area,Daguan Street,Gongshu District,Hangzhou as the research object,the neighboring housing price reacts to the economic effect.Using a regression model combining the characteristic price model and the difference-in-differences method,based on the second-hand house transaction records of Gongshu District from 2018 to 2024,the impact of the old neighborhood renovation project on the housing prices in the surrounding area is analyzed.The results show that:There is a negative external economic effect of old neighborhood renovation projects on housing prices in the surrounding area.The impact of the old neighborhood renovation project on the surrounding area shows a tendency of attenuation with the increase of distance.The extent to which an older neighborhood improvement project affects the price of housing in the neighborhood increases the distance of the impact as the project improvement is completed.关键词
