Abstract

A rural mixed-use commercial-residential building in Beijing was selected as the case study,where comprehensive field measurements were con-ducted to evaluate the thermal performance of building envelope and energy consumption patterns.Through DeST simulation analysis,the near-zero energy retrofit was evaluated.The measured results demonstrated that the envelope thermal performance failed to meet the re-quirements of Technical Standard for Nearly Zero En-ergy Buildings(GB/T 51350-2019),revealing signifi-cant energy-saving potential.The annual electricity consumption was found to be stable,with over 50%be-ing consumed during heating periods,while operational variations during holidays were observed to signifi-cantly affect power consumption.The reduction of heat transfer coefficients in building envelope components was adopted as the primary retrofit approach for achiev-ing near-zero energy consumption.Although varying contributions to energy savings were observed among different envelope elements—with exterior walls and floor insulation even demonstrating a potential increase in cooling energy demand—the overall strategy of re-ducing heat transfer coefficients was verified to be cru-cial for attaining near-zero energy targets.Particular at-tention was required for critical components such as ex-terior doors.The simulation results indicated that an annual energy consumption of 45.55 kW·h/(m2·a)could be achieved,which was verified to be lower than the near-zero energy standard's threshold of 55 kW·h/(m2·a)specified in GB/T 51350-2019,thus confirm-ing the effectiveness of the proposed retrofit measures.
