A Review of Influence of Rail Transit Stations on Residential Prices
摘要
Abstract
With the rapid expansion of urban rail transit networks and increasingly prominent value of land resources,scientifically identifying and quantitatively evaluating the influence of rail transit on residential prices becomes an important topic in urban planning and real estate research.By systematically reviewing related studies at home and abroad,this paper summarized the research progress and main conclusions on the influence of rail transit on residential prices.Meanwhile,the main characteristics of the premium effect were summarized in terms of the influence scope and variation trend,and its influencing mechanisms were analyzed from the perspectives of temporal differences,transit attributes,and residential attributes.The results show that the premium effect of rail transit presents significant regular differences across various dimensions.Based on a systematic literature review,this paper identified the key influencing factors and main research approaches of the premium effect of rail transit,providing reference for a deep understanding of the interaction between rail transit and residential prices.关键词
