摘要
Abstract
This study aims to systematically grasp the evolution of real estate area measurement technical standards in China.Through literature research and field investigations,the historical development and future trends of the standard system were thoroughly analyzed.The research indicates that national standards have undergone iterative improvements from the Rules for Calculating Building Area(1982)to the Real Estate Measurement Specification(2000),while local and group standards exhibit differentiated innovative trends.The evolution is mainly driven by four factors:the increasing complexity of building forms,the high-value attributes of real estate,the deepening of rule of law construction,and advancements in surveying tech-nologies and standardization levels.Currently,there are four major development trends:the establishment of a hierarchical system of"national standards-local detailed regulations,"the promotion of the integration of"multi-survey"standards,the creation of a three-dimensional spatial measurement standard framework,and the standardization of intelligent technology applications.These trends will advance real estate area measurement towards normalization,spatial integration,and intelli-gence,providing technical support for unified property registration and refined property management.关键词
