近郊与远郊农村闲置宅基地盘活主要影响因素及模式研究
Study on key influencing factors and models for revitalizing idle rural homesteads in peri-urban and remote areas:based on a survey of 12 villages in Beiliu City,Guangxi

Abstract
Rural homestead serves as an essential guarantee for farmers' livelihood and social security.Activating idle rural homestead is of great practical significance for improving the value of rural land assets and supporting rural revitalization.Taking two suburban towns and two exurban towns in Beiliu City,Guangxi Zhuang Autonomous Region as the study area,this paper uses the geodetector model to identify the key influencing factors on the activation and utilization of idle rural residential land.Combined with typical case analysis,it analyzes the current status of residential land activation in different regions and further proposes differentiated activation models and implementation paths.The results show that:(1)In peri-urban areas,activation is mainly influenced by farmers' age,income source,education level,housing construction year,rural environmental hygiene,children's education level,network and communication conditions,and emotional attachment.Suitable models include"shared homesteads+distinctive industries"and"village-wide leasing and transfer+rural tourism.".(2)In remote areas,the dominant factors are total family population,income source,education level,idle degree of rural residential land,transportation convenience,children's education level,housing and commodity prices,and local identity.The appropriate model is"voluntary withdrawal by farmers+linkage between urban and rural construction land increase and decrease".(3)Farmers in both periurban and remote areas generally demand better children's education,improved living conditions and urban integration.Therefore,the model of"urban-rural new community agglomeration construction+homestead-for-housing exchange"is widely applicable.The findings can provide scientific support for activating idle rural residential land in Beiliu City and also serve as a reference for similar regions in implementing the rural revitalization strategy.关键词
