Abstract
To accurately identify and quantify the key factors affecting the effectiveness of aging-friendly renovation in old residential communities, and to facilitate the transition from an"experience-driven"approach to"scientific decision-making,"this study constructs an influencing factor system for aging-friendly renovations from three dimensions:"physical space environment-community service guarantee-social support and governance."This system comprises three criterion-level indicators and sixteen scheme-level indicators.Based on this framework, the analytic hierarchy process(AHP)is employed to rank and analyze the relative importance of each influencing factor through the construction of judgment matrices, weight calculation, and consistency checks. The results indicate that at the criterion level,"community service guarantee"carries the highest weight. At the scheme level, the top three key influencing factors are"feasibility of elevator installation,""accessibility of community medical services,"and"continuity of the barrier-free walking system."Accordingly, this paper proposes that aging-friendly renovation of old residential communities should prioritize the provision of core services, systematically optimize the spatial environment, and actively build community support networks, thereby providing a scientific decision-making basis for government and planning authorities to optimize resource allocation and formulate renovation strategies.关键词
