The Evolution and Practice of the Vertical Community Concept:From the Marseille Apartments to the Exploration of Contemporary Vertical Communities in China
摘要
Abstract
In the context of high-density cities, the"vertical community"has emerged as a critical pathway to reconcile land scarcity with community vitality through vertical functional stacking and spatial three-dimensionalization.This study traces the conceptual origins to Le Corbusier's Unité d'Habitation in Marseille, analyzing its pioneering concept of vertical communities and pilotis-based ground liberation. It then examines Roppongi Hills and Namba Parks in Japan, revealing rooftop gardens and three-dimensional landscapes as key technical mediators that synergistically enhance land intensification, ecological compensation, and community vitality.Taking Hong Kong's K11 MUSEA as a case study, the research explores the institutional drivers of community innovation through floor area ratio bonuses and three-dimensional pedestrian policies. On this basis, the study focuses on the local practice of Shanghai Vanke Zhongxing Aoshe, analyzing its strategies—including elevated residential entry floors, private sky gardens, and rain-free circulation routes—as adaptations and innovations of international experience under high plot ratio constraints. The research concludes that the sustainable development of vertical communities requires not only design intelligence but also systematic policy guidance and incentives to facilitate the transformation from"isolated innovation"to a replicable urban development paradigm.关键词
