Abstract
Against the dual backdrop of intensive advancement in high-quality"good housing"development and continuous optimization of the housing security system,the development of government-subsidized rental housing is confronted with an urgent need to reconcile the core contradictions among high efficiency,low construction cost and superior building quality.Industrialized,green and intelligent construction represents the core transformation directions of the construction sector.Nevertheless,simple superposition of the three technologies tends to trigger practical dilemmas including rising construction expenses,isolated technical systems and compromised comprehensive performance.This paper takes Phase Ⅰ Rental Housing Project in Fuzhou Binhai New Town,a representative case of Fujian's first batch of"good housing"designs,as the research subject.Centered on the core logic of design-driven development,it combines prevailing codes and existing research outcomes concerning prefabricated construction,green construction,and intelligent construction to systematically investigate the implementation pathways for coordinated construction integrating the three technical systems in government-subsidized rental housing.The research demonstrates that a cross-disciplinary full-life-cycle collaborative framework guided by design can mitigate conflicts among diversified construction objectives of government-subsidized rental housing via pivotal strategies:establishing modular product matrices,conducting integrated in-depth BIM design,carrying out digital simulation of green building performance,and embedding intelligent systems at the early design stage.Such a coordinated mode delivers integrated gains of quality upgrading,cost cutting and efficiency improvement.The research outputs offer replicable and promotable practical references and technical paradigms for integrated industrial-green-intelligent construction of similar government-subsidized rental housing nationwide.关键词
