基于时空运行的土地资产综合价值评价探析
Analysis of Comprehensive Value Evaluation of Land Assets Based on Spatiotemporal Operation
摘要
Abstract
Based on elaborating on the spatiotemporal characteristics of land assets,the paper innovatively puts forward the comprehensive value connotation and evaluation objectives of land assets under spatiotemporal operation.The bottleneck problems affecting the comprehensive value evaluation of land assets are analyzed and sorted out from four aspects:the leading role of scientific planning value needs to be strengthened,the comprehensive value evaluation system needs to be improved,the departmental linkage evaluation mechanism needs to be optimized,and the digital intelligence foundation needs to be stabilized.Taking urban renewal as the research object,the paper analyzes the key evaluation factors of the comprehensive value of land assets such as spatial location,economic development,ecological protection,and social governance,and on this basis,it constructed a comprehensive value evaluation system of land assets of"region-economy-ecology-society",and proposed new ideas of comprehensive value evaluation such as evaluation index construction,evaluation path setting,and value index calculation.Focusing on effectively implementing the comprehensive value assessment of land assets,the paper proposed management strategies:①Focus on cost control and capital balance.②Strengthen evaluation linkage and management coordination.③Promote scientific evaluation and effective utilization.关键词
