中部经济圈城市住宅价格空间分异格局及影响因素
Spatial differentiation pattern of urban housing prices and influencing factors in central economic circle

Abstract
Taking the housing prices of 36 cities at the prefecture level in central economic circle as the research object,the spatial differentiation pattern and influencing factors of housing prices in each city are analyzed in de-tail.The spatial autocorrelation analysis and spatial hotspot analysis are used to explore the spatial variation pat-tern of urban housing prices.Based on the supply and demand theory(S-D)and hedonic price theory(Hedon-ic),the spatial variation pattern of urban housing prices is initially selected from six dimensions,including land and residential supply,residents'income level,population size,natural environment characteristics,economic development level and infrastructure support level.The main influencing factors are screened out through correla-tion test and multiple covariance test,and a geographically weighted regression model is established to explore the differences in the role of each factor on urban housing prices.The results show that urban housing prices in the central economic circle are spatially high in the northeast and low in the southwest,and exhibit spatial aggregation and administrative hierarchy.Urban land and residential supply,urban population size and demand potential,and urban economic development characteristics all can generate significant impact on the spatial divergence of urban housing prices.关键词
